Renovating a Dutch home, without knowing the Dutch rules.

You bought a house in the Netherlands, perhaps a classic herenhuis or a canal-side apartment. Now you face permits, contractors and building customs you have never dealt with before, in a language that is not yours. MAG guides you through the entire process, in English, from first sketch to the keys.

Building in the Netherlands works differently. That is exactly why we exist.

Dutch renovation has its own rules, institutions and unwritten customs. These are the things that surprise most of our international clients:

01 Permits (omgevingsvergunning) Many renovations need a municipal permit, and rules differ per city and even per street. We assess what applies to your home and handle the entire application in Dutch.
02 Protected & heritage buildings Herenhuizen and canal houses often have monument status or sit in a protected cityscape. That limits what you may change, and opens doors to specific solutions we know well.
03 The VvE (owners’ association) In an apartment building, structural changes usually require approval from the VvE. We prepare the documents and help you get consent.
04 Energy labels & insulation Dutch homes are rated A to G. Smart insulation and installation choices raise comfort and value, and there are subsidies most newcomers never hear about.
05 Old structures, wet ground Timber floors, shared walls and foundations in soft soil: classic Dutch construction needs judgement, not assumptions. We inspect before we promise.
06 Contractor culture Quotes, planning and communication work differently here. We contract and supervise the builders for you, so nothing is lost in translation.
